Legal Functions of Property Management


ARTICLE 553-18 (Book V of the Civil Code of Catalonia)

Administration:



1. The Owners’ Assembly appoints an administrator who manages the ordinary interests of the community and has at least the following functions:

a. Take appropriate measures and perform the necessary actions to preserve the assets and ensure the proper operation of the community's services.

b. Ensure that the owners fulfill their obligations and issue the necessary warnings.

c. Prepare the annual accounts of the previous fiscal year and the budget.

d. Execute the resolutions of the Assembly and carry out the relevant collections and payments.

e. Decide on the execution of urgent maintenance and repair works, and immediately report on them to the president.

f. Pay, with the president’s authorization, urgent expenses that may be charged to the reserve fund.







Property Owners' Community Management Services







As administrators registered with the Col·legi d'Administradors de Finques de Barcelona, our services include the functions assigned by law to property managers, and we also take on the duties of the Secretary of the Property Owners' Community.


Details of the services included in our management:



  • Management of the issuance and collection of fees.

  • Management of payments and collections for services contracted by the Community.

  • Collection management for delinquent payments, excluding legal proceedings.

  • Convening of Assemblies.

  • Preparation and issuance of meeting minutes.

  • Attendance at Assemblies.

  • Presentation of financial statements and management of the Community’s accounting.

  • Monitoring the proper and efficient operation and maintenance of Community services.

  • Management of services contracted by the Community.

  • Legal advice on matters related to the Community.

  • Sourcing of quotes for maintenance services, property conservation, or industrial work necessary for the general renovation and/or improvement of the building (electricity, plumbing, carpentry, masonry, alarms, TV antennas, satellite dishes, intercoms, elevators, gardening, etc.).

  • Handling of insurance claims with the Community’s insurance company.

  • Archiving and safekeeping of the Community's documentation.
